Tips on renting vacation properties
Do not wait until the last minute
The best properties are usually rented up in three months advance before the seasons and holidays. Make your reservation as soon as possible to ensure the best options. For beach destinations, the season normally starts in December and goes through March. For mountain destinations, the season peaks in July.
Location
For smaller cities, ask renter to provide detailed information about the rental property, including road conditions, reference points and commercial amenities such as bakeries, markets, pharmacies, as well as the safety conditions.
An image speaks a thousand words
Prefer the properties with pictures showing the inside and surroundings. If still in doubt, ask the advertiser to send more pictures. You can also ask for the owner's references and/or references from people who have already rented the property.
Contract: a Protection for both parties
Even for short periods, it is common to establish a contract detailing everything that was agreed to verbally or by email. Although the ideal is a detailed contract, most of the time, simpler documents containing at least the rental starting and ending dates, the price, the location of the property and the description of all the furnishings in the property are effectively used.
Advanced Deposit
Some property owners require an advanced deposit to guarantee the reservation. This deposit is normally 50% of the total rental value. Other property owners also require an additional deposit, which is called a "guarantee check" in Brazil, as a guarantee for returning the property in good conditions. Very few owners accept credit cards. Foreign bank deposits and transfers are legal in Brazil. Many world banks have branches in Brazil and can assist you. In case you have a friend or family member that lives in Brazil, you may ask him/her to carry out the transactions. We highly recommend that these matters should be consulted and dealt directly with the advertiser, as many of them have alternative solutions to offer.
Check everything when you arrive
As soon as you arrive at the rented property, check if everything is working, if all furniture is in good conditions and if anything is different than the actual description. If needed, contact the property owner immediately. The rare inconveniences in vacation renting are due to small disagreements when receiving and returning the property's furniture and housewares.
Is the property inside a gated community?
Beach vacation houses and other properties are often located inside a gated community. Read and understand the community rules: ask if common areas may be used by renters. There are certain communities that forbid renters using courts, pools, saunas, etc. No matter how illegal these rules may seem, nobody wants to waste their vacation arguing with the community manager about the right to use the barbeque pit, for example. It is advisable to clarify these issues in advance.
Accommodations for how many people?
Respect the number of people mentioned in the renting contract. At the entrance gate you may find a list with the name and identification numbers of all the individuals who will stay at the rented property. In many cases, visitors outside the list are not allowed to come in.
